Property Description

Corum are delighted to present to the market West Belvedere which is a magnificent country home that would offer outstanding equestrian facilities or indeed an attractive family home for those seeking privacy, outside circulation space and there are three extremely well appointed agricultural outbuildings that would provide excellent scope for business usage, equestrian facilities, etc.

West Belvedere was built approximately 17 years ago and extends to approximately 3000 square feet or thereby and is accessed via an impressive tree lined gravel driveway and provides splendid views over the adjacent rolling countryside.  The property is constructed of harled brick under a slate roof and has been built to an impeccably high standard with oak finishes throughout, traditional hardwood double glazed windows, highly efficient and modern oil fired central heating system and highly efficient insulation and the property offers a wonderful family home that would offer a great setting for commuting to Glasgow and Ayrshire.

The property has been significantly improved by the present owners which includes the addition of an oak framed garden room, extensive non-slip composite decking that wraps round the rear and side of the house with hot tub installed and there is a further agricultural outbuilding that with modest additional expenditure would facilitate four to six stables.  Indeed adjacent to this there is an ideal turnout area and the perimeter of the property is easily identified with well maintained fencing.

Accessed via the aforementioned tree lined gravel driveway there is an expansive front gravel courtyard with roundel and open garaging for multiple vehicles.  The property opens up to an impressive sized traditional hallway with oak flooring, generous sized storage that houses the alarm system and Sky HD boxes and there is a useful downstairs cloaks/WC.  Large lounge with multiple glazed windows and focal point stone minster open fireplace with adjacent log store, family room with dual aspects, downstairs home office with lovely windowing giving direct views over adjacent countryside, large formal dining room with focal point fireplace (which is a bio-ethanol fireplace) and sliding doors giving access to oak framed garden room with glazing and direct access to gardens and decking.  The ground floor is completed by a dining sized kitchen with large utility/laundry room and boot room off.  Spacious upper landing with built-in storage gives access to four great sized bedrooms, master with en-suite shower room and there is a separate bathroom with stand alone shower.

Externally the house sits in large landscaped gardens extending to approximately 1.8 acres or thereby.  The gardens are enclosed by a post and rail fence and are largely laid to lawn with expansive lawn area which is surrounded by trees and there is the large composite non-slip decking area to the rear with built-in hot tub.  Additional paddock extends to approximately two and a half acres or thereby and there is a further nine acre field again all with post and rail and hawthorn hedge and fencing.  There are three large outbuildings which provide as follows:-

Open fronted barn No.1 (44’0” x 25’0”) timber framed with wooden cladding on three sides, corrugated steel roof, hard core base, water tap, lights and power supply.

Enclosed barn No.2 (44’0” x 25’0”) timber cladding, concrete base, sliding double doors, corrugated steel roof, three phase electricity and water.  Great for a variety of uses such as storage, barn dance and equestrian.

Enclosed shed/barn No. 3 (43’0” x 23’8”) timber cladding, concrete base, sliding double doors, corrugated steel roof, three phase electricity and water.  Situated beside turnout area and ideal for converting to stable for horses.
