Of homes sold by Corum Newton Mearn in April, 75% achieved a figure in excess of the Home Report valuation.

We are encouraged by the steady signs of market improvement as we reach the middle of the second quarter. An increased level of transactions together with speedier sale times for newly marketed properties are clear evidence of this.

Whilst the market between £250,000 and £500,000 continues to suffer a shortage of stock, we are witnessing unusually high demand from buyers in a position to make an offer as soon as a suitable home becomes available. 57 of such buyers are registered with us at the moment - all ready to purchase.

Furthermore, the re-emergence of closing dates corroborates that a subtle change is taking place and we are delighted to report two successful sales from closing dates during the last week.
 
Buyers should consider properties that have been on the market for some time. This doesn’t indicate there is something wrong with them or that they are overpriced – simply that the right person hasn’t walked through the door yet.

Conversely if your property has been on the market a while – don’t give up! Take another good look at it and make sure it is as fresh as the day it came to the market.
