At any stage of its cycle, the property market can be fast changing. This is as true through a downturn as at any other time. The most recent change in our market has been a marked increase in the number of buyers who have put themselves in a position to buy and conclude deals by having sold their own home or by basing themselves in rented accommodation.
This tangible increase in buyers coupled with a distinct shortage of quality homes coming to the market has in fact led, in many instances, to the classic dynamic of demand outstripping supply. The benefit of this to our vendors has been the resurgence of closing dates and it has been through competitive sales that we have seen a number of recent sellers out-perform the current market.
In the last week we have had two closing dates in the Jordanhill area alone with clients Mr and Mrs Williamson stating, “We have been surprised and heartened by the number of viewers to our property resulting in a closing date within such a short period of time”.
At present we have steadily increasing numbers of qualified buyers continuing to register with us, with specific interest in conversions within Dowanhill and Kelvinside, as well as those looking for traditional flats in the Hyndland district.
Our experience is that the mindset of both buyers and sellers is beginning to change, with many taking the view that this is as opportune a time to move as any.
